Google Ads management for multifamily and hotel portfolios.
We run every campaign type in each property account. Senior specialists do the daily work, with principal-level oversight on every account.
Portfolio accounts fail in the same few ways. Budgets do not follow occupancy. Bid targets are set on bad conversion data. Brand terms leak to aggregators. Reports roll up so much data that no one sees the one that is broken.
We manage each property as its own account with its own budget, goals, and report. You see every property on its own, and in one portfolio view.
We grow revenue, not just ROAS.
For hotels, eCommerce, and other accounts that sell online, ROAS is how we check returns. It is not the target on its own.
The bottom falls out.
Each dollar of spend returns too little. Margin goes first, then the budget gets cut.
Revenue grows at a return you can keep.
This is where we manage to. We raise spend only while each added dollar still brings in new revenue.
Money left on the table.
A very high ROAS usually means underspend, or a report weighted to brand search. Either way, the campaign buys only the easiest bookings and leaves new guests to competitors and OTAs.
For lead generation accounts, such as multifamily, we apply the same idea to cost per lead and cost per lease.

Common questions
Do you optimize for ROAS?
We use ROAS to check returns, but we manage to revenue growth. A ROAS that is too high usually means underspend. A ROAS that is too low means the spend cannot last.
How do you price management?
The fee is a percentage of media spend, with a minimum spend per property. We quote after an audit, when we know the account count and spend.
Do you work alongside other agencies?
Yes. Many clients split a portfolio across agencies. We can manage some properties and oversee the rest.
Can you bill media spend for us?
Yes. We can pay Google directly and invoice media and fees per property, in the format your AP team uses.
Do you use automated AI features in Google Ads?
Only where they help. We do not turn on optional automated features without your approval.
Start with an audit.
We review your account, list what is broken and what it costs you, and give you a fix plan. You decide what happens next.
